On behalf of Stonebond Properties, JB Planning Associates are delighted to have secured a resolution to grant planning permission for 61 new dwellings on an allocated site adjacent to Manor Links, Bishop’s Stortford.
The site is allocated in the adopted East Herts District Plan (2018) for approximately 50 dwellings, and is located at the end of cul-de-sac comprised largely of bungalows on large plots. Through early and constructive pre-application discussions, and engagement with a Steering Group of local community representatives, a masterplan document was prepared to establish a vision and design principles for the detailed application proposal. This was subject to public consultation led by the Applicant’s team and was approved by the Council prior to the submission of the application in February 2020.
Whilst respecting the District Plan policy requirements to incorporate bungalows adjacent to existing ones in Manor Links, a key design principle established through the Masterplan process was the need to make effective and efficient use of the site, particularly as it had been released from the Green Belt when allocated. It was demonstrated through the planning application that 61 dwellings could be accommodated on the site; an increase of 11 to that anticipated by the District Plan.
Positive discussions continued with Officers and the Steering Group during the determination period, and the application was approved by Planning Committee at its meeting on 9th September 2020. A Section 106 Agreement is to be completed prior to the issue of the decision notice.< back
