The main community benefits of the proposals are set out below:

A draft illustrative layout for the development is shown on this page. This has been prepared based on the Framework Masterplan and illustrates how the proposed land uses, including 1,500 dwellings, could be built in accordance with the masterplan principles. It is an indication of what the development could look like, rather than a firm proposal and is subject to change.

The application will be an outline planning application, with the full details provided for the first phase of development. It will be supported by a comprehensive Environmental Impact Assessment, the scope of which has been agreed with Stevenage Borough Council.

This first phase will incorporate approximately 390 houses and will deliver part of the main street up to the local centre, to allow for the early delivery of the primary school, employment area and cricket pitch.

Following the commencement of the first phase of development, further planning applications will be submitted to seek approval of the detail of subsequent phases. These will need to be in line with the design parameters established by the outline planning application.

The development is expected to take 10 to 12 years to complete.
