Project Description:
Redevelopment of a retail unit and offices to erect a six-storey building with commercial uses at ground floor level and 38 flats above.
Case Study:
The application site formed part a wider allocation in the submission version of the new Local Plan. The remainder of the allocation was still in active use, and thus it was necessary for JB Planning Associates to demonstrate to the Local Planning Authority that the early release of part of the allocation would not prejudice the remainder coming forward at a later date.
This was achieved through working closely with the architect and wider team of technical and negotiating with the Council over the design of the scheme. Extensive discussions also took place over the viability of the scheme, which resulted in no affordable housing provision or contribution.
Planning permission was secured in May 2016.
